The bodies that register, tax and regulate property in Thailand. These are the primary authorities — where they and a commercial site disagree, they win.
Department of Lands — Registers every title and every transfer. Sets appraised values. Under the Ministry of Interior.
Real Estate Information Center (REIC) — The official data body, established 2004 under the Government Housing Bank. Transfer volumes, price indices, supply and demand series.
Bank of Thailand — House price indices, mortgage lending data, loan-to-value rules and the foreign exchange regulations that govern bringing purchase funds in.
Revenue Department — Specific Business Tax, stamp duty, withholding tax and personal income tax on rental income.
Industry bodies. Useful for market commentary, membership checks on a counterparty, and the sector's own lobbying positions — read as advocacy, not as neutral analysis.
Independent and agency research. The international agencies publish free outlook reports that are considerably better than most of what is written about this market.
